Everybody knows that Spring is a great time to sell! This is especially true in this year’s hot sellers market. “Bidding war” has become a buzzworthy phrase in the real estate world with so many people looking to make a shift in their living situations.
That being said, the Spring market can also be extremely competitive. That’s why this month, I’m breaking down my top tips for sellers looking to make their move during the Spring market.
1. Choose the right real estate agent to get the job done
While it may be tempting to go it alone, many homeowners find themselves making a lot of costly mistakes when doing so. By hiring a real estate professional to help you sell your home, you won’t have to worry about a lot of the stressful parts of selling. That being said, choosing the right real estate agent is the most important decision you can make. A great real estate agent will have a vast knowledge of the market and therefore will know how to price your home, market it, and get the best sale price possible for you. They will also be able to help you with timings, so you’re putting your house on the market at the right time. By choosing the right agent, you’re setting yourself up for success!
2. Prepare the exterior of your home
Let’s talk about curb appeal! The exterior of your home will be potential buyers’ first impression, meaning it’s extremely important to present it in the best possible way. There are a few different things you can do to ensure your home is giving off a great first impression.
First thing’s first, cleaning and tidying up is the start of appealing to potential buyers. This means cleaning windows and doors, decluttering, tidying up the yard, mowing the lawn, and perhaps even purchasing some outdoor flowers to brighten things up. Research shows that yellow flowers are a great option during the Spring market because they show the first signs of Spring (which, after a cold Winter in Canada is something buyers are excited about)!
3. Prepare the interior of your home
Whether you’re selling your home or not, you probably do some form of Spring cleaning. Of course, this is especially important when you’re preparing to sell your home. After the cold Winter months, buyers are looking for something fresh and exciting. Again, the first thing to focus on is ensuring that your home is clean. Yes, sparkle sells homes! This is the time to scrub every surface in your home, declutter anything personal or excessive, and spruce up your decor. One great way to do this is by adding Spring coloured towels, throws and pillows to add a fresh accent to your living space. Another great tip is adding some fresh Spring florals indoors to bring life to the space through colour and fragrance. Spring is in the air, and buyers want to feel that when entering your home!
4. Price and market your home competitively
Of course, if you have hired the right real estate professional, they will be able to help you with this. The Spring market is competitive and there is lots of inventory, which means you need to go into it strategically and with this knowledge. So how can you ensure your home will stand out?
First of all, the price has to be right! With so much competition, buyers may opt to look into more reasonably priced homes if yours is listed too high. Currently, the market is seeing a lot of homes listed low to create bidding wars. A real estate professional can help you determine a strategy to competitively price your home in your area while still getting you the best sale price possible.
Marketing your home is something to think about as well (again, your real estate agent can help with this). Of course, having proper marketing materials such as high quality photos, video tours, flyers, etc. are always going to be beneficial. Another unique way to get prospective buyers excited about your home is to purchase helium balloons and put them up on the For Sale or Open House sign outside. This will instantly get your home noticed by anyone passing by!
