Is Your Home Dressed to Impress? Here's Why You Need to Consider Staging When Selling

It’s more than just a pretty face! The fact of the matter is that staging your home can make or break your sale. The numbers don’t lie. Did you know that 98% of homes that are staged sell over asking price? How about that staged properties sell up to 90% faster than their unstaged competition? Are you surprised about these high numbers? In today’s real estate market, you cannot afford to skip the staging!

Here’s What You Need to Know About Home Staging

Have you ever tried to sell your home without staging it first? Perhaps you just left all of the furniture you’ve been using as is, with photos of your family everywhere (we’ve all been there). Maybe you had some completely empty spaces and decided to leave it up to the imagination of prospective buyers for how they want to use it. I hear this thought process from sellers all the time, so if this is you, you’re not alone! Unfortunately, this may result in the sale of your home being less successful than it could be.

You may even be asking “what is home staging?” Home staging is the preparation of a home for sale in real estate that involves rearranging decor and furniture to highlight the positives, minimize the negatives, emphasize proper flow, function and form, and portrays a luxurious lifestyle. It showcases your home so that potential buyers can emotionally connect to your home and picture themselves living there.

Buying a home is as much of an emotional decision as it is a financial one. Buyers need to be able to picture themselves living in your home. Studies show that 90% of people need to visually see their potential lifestyle rather than imagine it, which is why staging your home to make it look as much like a model home as possible works. Buyers want to feel as though they are purchasing their own home, which is why depersonalization is an incredibly important part of this process. This means removing personal photos and belongings to allow prospective buyers to envision their own lives in the space.

In fact, the emotional attachment occurs even before potential buyers walk through your door. Even outside of a global pandemic, approximately 95% of buyers shop online first in order to determine which properties to visit. Each hit on MLS lasts about 15 seconds, meaning that’s how long you have to impress your prospective buyers. This means that it is more important than ever to stage your home if you want to even have buyers walking through your door!

Multiple emotionally connected buyers can result in multiple offers and above-asking selling prices. Now who wouldn’t want that?

And yes, while there is a cost to home staging, it’s important to understand that this is an investment, not an expense!
